A quick overview so lender conversations make sense. Your lender will help you pick the right fit.

ConventionalNot government backed. Down payment options vary, and 20% down avoids private mortgage insurance.
FHAGovernment insured, with lower down payment options and more flexible credit guidelines.
VAFor eligible veterans, service members, and some surviving spouses. Often no down payment required.
JumboFor loan amounts above conforming limits, common with waterfront and golf community homes.
CashNo lender needed, which can mean a quicker close. Plan to show proof of funds with your offer.

Costs to plan for beyond the price

Earnest moneyA good faith deposit with your offer that goes toward your purchase at closing.
InspectionsA general home inspection and termite letter, plus extras like roof, HVAC, or sewer if needed.
AppraisalRequired by most lenders to confirm the home's value supports your loan.
Closing costsLender, attorney, and title fees, plus prepaid taxes and insurance. Your lender will estimate these.
InsuranceHomeowners insurance is required with a loan. Coastal homes may also need flood or wind coverage.
HOA or club duesSome communities have regular dues, and some add transfer or membership fees.
Moving and setupMovers, utility deposits, and those first few hardware store runs.

Questions I get all the time

Do I have to sign an agreement before touring homes?

Yes. A written buyer agreement is now required before we tour together. I'll walk you through it in plain English before you sign anything.

How is my agent paid?

Here in Savannah, sellers typically pay the buyer's agent commission. It's all spelled out in our buyer agreement, and we'll talk it through openly at our first coffee.

How much do I need for a down payment?

It depends on your loan. Some need little or nothing down, others need more. Your lender will lay out your options.

Can I buy from out of state?

Absolutely. I do live video tours, send neighborhood videos, and coordinate with the closing attorney on signing options if you can't be here.

How long does it take once I'm under contract?

Financed purchases often close in about 30 to 45 days, and cash can be quicker. We'll choose a date that works for you in the offer.

A quick word about wire fraud

Scammers target homebuyers with fake wiring instructions. Your closing attorney will send the real ones, and before you send any money, always call their office at a number you've verified yourself. I'll remind you at every step.
